MISSION
The CYC team believes that there is a romantic nostalgia associated with sailing culture and an aspirational sense of belonging associated with yacht club culture. CYC will make this cultural experience available to more than the privileged few by combining beautiful and innovative design and exceptional culinary with warm hospitality and engaging programming for the ultimate desert immersion.
CYC not only strives to deliver an exceptional and unforgettable experience to every guest but also to amplify the rustic beauty of the landscape and embody the sustainability and conservation ethos of the region.
CONCEPT
As guests arrive, their first impression is the row of "Boat-houses" that line the parking lot, providing a visual barrier between the heart of the property & the parking lot. These prefab, climate-controlled structures serve as nautically themed + designed guest reception as well as banquet storage, staff offices + break room & any other back-of-house space required for a successful operation. These cleverly designed structures, consistent with the Yacht Club aesthetic give CYC ample back-of-house & storage space without compromising the integrity of the compass design. These prefab structures in this location also allow CYC to seamlessly scale up meeting/function space, storage space, staff quarters and/or even a secondary guest accommodation experience, as demand dictates.
As guests make their way from the reception area to their accommodation (either by foot or escorted via CYC Golf Cart) they see the "Boat-House Dock" on their left. This area is comprised of 28 Boat-House accommodations utilizing the same prefab structures as the guest reception area & sitting on a slightly elevated dock. These 28 beautifully designed, 300sqft climate-controlled boat-house units serve as an alternative guestroom experience to the yacht accommodations. Ideal for guests who want to have the CYC experience at a slightly lower price point and/or small groups who want the privacy & exclusivity of having their own area of CYC.
30 salvaged wooden ships, representing 2 different room categories (40 - 45ft = standard, 46 - 50ft = deluxe), but all consistently designed with high-end custom interiors, serve as primary guest accommodations. Adjacent to each accommodation is a dedicated dock with a climate-controlled entryway into the guestroom & a private stairway onto the upper deck.
Encompassed by the accommodations, the heart of the property is a climate-controlled 3,600 sq.Ft circular āYacht Clubā that serves as lobby/clubhouse, restaurant, and bar/lounge
Attached to the circular clubhouse on the north side is a 2,800 sq.Ft pool + pool deck with lounge chairs + cabanas and attached to the clubhouse on the south side is a 2,800sqft event lawn featuring all-weather turf, lush tropical foliage & flexible furnishings.
The symmetrical footprints of the event lawn & pool deck add dimensionality to the compass design. Combined, the 3 spaces create a highly flexible indoor/outdoor event space for up to 200 people.
Slatted walkways designed to simulate marina docks create a clear distinction between guest walking paths & the fire access road and creating a curated guest journey throughout the property. These docs also provide access to additional outdoor leisure and event space including sunken fire pits, shaded soft-seating areas, shuffleboard, bocce courts, etc.

VALUE PROPOSITION
The Compass Yacht Club concept is proprietary: the use of salvaged wooden boats as accommodations set in a circular formation is being trademarked / protected.
The concept is scalable: we have an unlimited supply funnel of 40ft - 50ft wooden sailboats.
Joshua tree region is surging in popularity and now attracts a wealthy clientele seeking & willing to pay top dollar for unique, authentic, high-end experiences.
The Joshua Tree region lacks quality hotel and restaurant options, which has created a massive demand-supply gap within every segment (individual stays, group bookings & day visit F&B customers, etc) and has left the vast majority of the major feeder markets into the region underserved.
Joshua Tree region has several well-established glamping brands, including Autocamp & Under-Canvas poised to enter the market in the coming years. While only marginally narrowing the demand-supply gap, this will quickly help establish the region as a world-class destination for unique & immersive accommodation experiences, greatly benefiting CYCās inbound + outbound marketing efforts & providing invaluable consumer context for CYC as the most unique & immersive experience in the market.

ACQUIRING BOATS
We have an unlimited supply funnel of 35ft - 45ft wooden sailboats that we procure from over 2 dozen marinas, boat-yards & salvage companies up & down the California coast at zero cost other than transportation.
We have secured our hauling partner (for transport of boats) at a rate of $500 - $1,500 per trip, as well as our facilities partner (for boat storage & construction/renovation work) at a rate of $300 per boat, per month.
Our unique foundation design for each accommodation simplifies the permitting + approvals process & reduces cost per key by over 30%.

RADCO
RADCO is recognized as an independent third-party testing laboratory (TL-209), listing agency, and a quality assurance inspection agency (aa-650) by IAS (International Accreditation Service, inc.).
RADCO is also nationally recognized as a design approval inspection agency (DAPIA) and primary inspection agency (IPIA) for the manufactured housing program (hud).
RADCO can also provide plan approval and inspections certification for any state modular program that has a recognized modular program, as well as services for special purpose commercial modularās (SPCM), and much more.
LOCATION & PROGRAM
Located directly adjacent to downtown Joshua Tree & less than 10 minutes from Joshua Tree National Park main entrance, a world-class camping, hiking, biking, and rock-climbing destination which receives over 3 million visitors annually.

CYCās 23-acre site has both the privacy & seclusion (on the southernmost 20 acres of the property) of a remote destination as well as the convenience (on the northernmost 3 acres of the property) of street frontage on highway 62 (directly to the nearly 10,000 cars, daily).

CLUBHOUSE & PUBLIC SPACE
Signature circular clubhouse venue in the center of the property, designed with nautical decor & luxury finishes creates a high-end Yacht Club vibe. This large space serves as a public-facing restaurant & bar, complete with large restroom facilities & a commercial kitchen, both right-sized to service 100+ person groups, events, etc in addition to all overnight guest needs. This space features floor-to-ceiling windows affording guests & patrons 360-degree panoramic views. The clubhouse has a cleverly designed mid-century modern overhang roof providing shade for al-fresco diners & event-goers on the outdoor perimeter of the space.
Large lazer-pivoting glass doors open up to an expansive pool deck area with lounge chairs + cabanas on one side and an equally spacious event lawn featuring all-weather turf, lush tropical foliage & flexible furnishings on the other side. Combined the 3 spaces provide ample space & a plethora of operational flexibility/optionality to realize revenues associated with private group functions and/or non-guest restaurant/bar/pool cabana reservations, while also preserving CYC's immersive guest experience.
The center of the compass & the heart of the property creates a hybrid indoor/outdoor environment ideal for year-round swimming, lounging, cocktailing, dining & event-hosting. Between this indoor/outdoor space & the accommodations is 4+ acres of additional activated public space including shade-covered soft seating areas, communal fire pits, bocce ball, shuffleboard courts and other outdoor event spaces that can be utilized publicly by guests or privately by groups.
ROOM AMENITIES
Guest rooms are salvaged 40ft-50ft wooden sailboats raised over the desert floor, with lux, modern interiors including plush king-sized beds in the bow and bright, spacious bathrooms with rainfall showers in the stern.
Above deck will feature Moroccan style soft-seating area in the stern with exterior facing views of the serene desert landscape as well as chaise lounges and side tables in the bow with interior views of the clubhouse and activated social spaces; all providing ample deck space for private sunbathing during the day, cozy stargazing at night and elevated social gatherings anytime.

PROTOTYPE BOAT DESIGN
The Carina, a mid-century 40ft mariner ketch, designed & built in Japan and The Endeavor, an early 1970's 47ft topsail schooner built in Maine are guestroom prototypes 1 & 2 representing CYC's 2 different room categories. Upon salvaging these famed vessels, we decided to make them our standard accommodation prototype & deluxe accommodation prototype, respectively for CYC.
Exploring functional design solutions while preserving & honoring these shipsā original form lead the CYC design team to adopt a minimalist, clean & modern aesthetic on the interior to contrast the weathered, exposed wood exterior of the hull.
